FAQ
Frequently asked questions
Straight answers on how I work, what it costs, and what to expect, for buyers and sellers across the Twin Cities.
Which areas do you cover?
All of the Twin Cities metro, and beyond. I work with buyers and sellers across Minneapolis, St. Paul, and the entire west metro, from the lake communities around Minnetonka to the southwest suburbs and the city neighborhoods in between. The neighborhood guides on my site are the areas I know best and write about most, but they're a starting point, not a boundary. Technically I'll go anywhere near the Twin Cities metro and surrounding areas. If your move takes you somewhere that isn't listed, reach out anyway, and if I'm ever not the right fit for a specific pocket, I have a trusted network across Minnesota and will make sure you're in great hands.
Do you work with both buyers and sellers?
Yes, both. Whether you're buying your first place, moving up, downsizing, or selling a home you've loved for years, I can guide the whole process end to end.
Do you help first-time home buyers?
Absolutely. First-time buyers are a big part of my business. I'll walk you through financing, the search, touring homes, writing a competitive offer, inspection, and closing, step by step, at your pace, with no pressure.
What is the home-buying process like?
Six steps: pre-approval, defining your search, touring homes, making an offer, inspection and appraisal, and closing. I walk you through each one. There's a full breakdown in my Twin Cities Home Buying Guide.
How long does it take to buy a home?
From accepted offer to keys is usually about 30 to 45 days in Minnesota. The search itself can take days or months depending on inventory and how specific your must-haves are.
What are closing costs in Minnesota?
For buyers, closing costs typically cover lender fees, title, and prepaids, and often run a few percent of the purchase price. I'll give you a clear estimate up front for your situation so nothing is a surprise at the table.
How much does it cost to work with you as a buyer?
In most cases, buyer representation is worked out up front and often paid through the transaction. I'll explain exactly how it works for your situation before you commit to anything, so there are no surprises.
Do I have to sign a buyer's agency agreement?
Under recent National Association of REALTORS rule changes, buyers and their agent put the working relationship in writing before touring homes. I'll walk you through exactly what it says and how my compensation works before you sign anything, so it's clear and fair.
How much earnest money do I need?
In the Twin Cities, earnest money is commonly one to two percent of the purchase price, held in trust and credited back to you at closing. The exact amount is negotiable, and I'll advise what makes your offer strong without overexposing you.
What contingencies should my offer include?
The common ones are financing, inspection, and appraisal contingencies, which give you room to renegotiate or walk away if something turns up. In competitive situations we'll decide together which to keep and how to stay protected without weakening your offer.
How do I make a competitive offer in a hot market?
Get fully pre-approved, be ready to move quickly, and win on strategy rather than just price: clean terms, the right earnest money, and smart contingency choices. I'll pull comparable sales so your number is grounded and coach you through it.
What are property taxes like in Minnesota?
Property taxes vary by city, county, and school district and are based on your home's assessed value, with a homestead credit for owner-occupants. Before you offer, I'll pull the exact tax figure for any specific home so your true monthly cost is clear.
Is winter a good time to buy or sell in Minnesota?
Yes, and it's underrated. Winter inventory is lower but so is competition, sellers are often motivated, and a home that shows well in January tends to draw serious buyers. I'll help you weigh timing against your goals.
Do you help with new-construction homes?
Yes. I represent buyers on new construction across the metro. Having your own agent at the builder's table costs you nothing extra and protects your interests on price, upgrades, timelines, and the fine print of the builder's contract.
How do I find out what my home is worth?
I'll prepare a no-obligation valuation based on live comparable sales in your neighborhood, not an automated guess. You can also use the mortgage calculator on this site to model payments. Just reach out and I'll put a real valuation together for you.
How do I start a home search?
Browse live MLS listings on any of my neighborhood pages, or tell me what you're looking for and I'll set up a custom search that fits your budget, must-haves, and timeline, with new matches sent to you the moment they hit the market.
Can you help me relocate from out of state?
Absolutely. Many of my clients buy from a distance. I do video tours, give honest neighborhood context, and handle the details remotely so you can buy with confidence before you ever land.
What is the Twin Cities Insider?
It's my free monthly email, a short list of new restaurants, shops, and openings worth knowing about around the Twin Cities and west metro. No listing spam, five minutes to read, unsubscribe anytime.
Do you have a mortgage calculator?
Yes. Use the mortgage calculator on this site to estimate your monthly payment including taxes and insurance, then reach out and I'll connect you with a trusted local lender to get pre-approved.
How quickly will you get back to me?
Fast. Call or text 952-737-8128 or email [email protected] and you'll hear back from me directly, usually the same day.
